Did you know that water damage is the leading cause of home insurance claims in Quebec? Extreme weather conditions, aging infrastructure and neglected maintenance are some of the reasons for losses caused by water. In most cases, these losses can be avoided by taking simple preventive measures. Here are a few tips from Assurance Groupe Vézina:
Electrical appliance pipes and hoses
Over time, they can wear out and start leaking. Pipes used for hot water, such as for dishwashers and washing machines, are especially subject to wear. Follow the manufacturer’s directions for replacing them.
Water heaters
Wear and tear or breakdowns can be difficult to detect or predict. Be proactive and replace your water heater every 10 years.
Sanitary appliances
Make sure drains for the bath, sinks and wash stands are functioning. If water is draining slowly or not at all, unblock them. If do-it-yourself attempts or chemical products don’t solve the problem, call a plumber right away.
Non-return valves
These valves, which are located in the basement, prevent sewer water from backing up into sanitary appliances such as the toilet or washing machine. Make sure it is accessible and check once a year that it is functional. If you don’t have one, get one installed immediately!
External taps
As part of your preparations for winter, be sure to drain any external taps.
Gutters
Clean out all the leaves and debris that have collected over the spring and fall. Also, ensure that they direct the water at least 1.5 m from the foundations.
Basement windows and window wells
Ensure that the window joint sealings are in good condition.
Foundations
If cracks appear, call a professional right away!
Roof
Ensure that the roof space is well-ventilated. Air vents reduce the risk of damage caused by condensation. If the air isn’t circulating in winter, moisture can collect in the roof space. Water caused by condensation freezes in winter and can cause damage to your ceilings when it melts.
